Who you are trusting with the villa.
Handing over a villa is not a small decision. It is usually the largest asset someone owns in Indonesia, and the person managing it controls both the income and the condition it comes back in. So it is worth knowing who we are.
A small portfolio, deliberately
Atlas manages a handful of villas across Bali — not hundreds. That is a choice, not a stage we are trying to grow out of.
Volume management works by averages: enough villas that the weak performers are hidden by the strong ones. We are set up the other way round. Every villa in the portfolio is one we can name, price and answer for individually, and we onboard a maximum of five per intake to keep it that way.
The people managing the villa are on the ground
Our operations run daily between Berawa and Pererenan, and across to Seminyak and the Bukit. Housekeeping, maintenance, guest arrivals and the problems that only happen at 11pm are handled by people who are physically here.
Owners deal with us directly. The person who runs your Villa Performance Audit is the person accountable for the villa afterwards — there is no handover to an account manager who has never seen it.
We manage in public
Every villa we run is a live, public listing with its own calendar, pricing and reviews. Anyone can look at how they are performing, including you, before signing anything.
That is deliberate. It is easy for a management company to describe results and hard to show them. Our portfolio is the argument, and two of our owners have put their names to it on camera.
What we are accountable for
Revenue management and daily pricing. Listing and channel management across Airbnb, Booking.com and direct bookings. Guest communication around the clock. Housekeeping standards and preventative maintenance in a climate that punishes neglect. Licensing and PB1 accommodation tax kept current.
And reporting you can actually read: a live dashboard, plus a monthly statement that shows gross revenue, every deduction and what reached you — with channel commissions and third-party costs passed through at cost, never marked up.
What we are not
We are not a booking agency, and we are not island-wide. We work in the markets we know well enough to price properly — Canggu, Pererenan, Seminyak, Uluwatu and the Bukit, Ubud and Sanur. If your villa is somewhere we cannot manage to that standard, we will say so rather than take it on.
We also will not promise a number before seeing the villa. The audit exists because the honest answer to what a villa should earn depends on the villa.
